omaha revmax notes 7-7-09

Rev Max Notes 7/7/09

Star Report

97% Rev Par

Moving in the right direction

Group was our largest segment, and the transient did real well

We do not need to be so aggressive at lowering prices on wholesale- could afford to raise some of those rates

GRC

July

Revenue down ($23,192)

ADR down ($24)

Down 39 rooms

August

Revenue up $57,984

ADR down ($16)

Up 659 rooms

September

Revenue down ($26,355)

ADR down ($11)

Down 149 rooms

July- Fourth of July had unimpressive pickup (expected)

Didn’t add much for groups this week, and have no tentatives

August- Nothing new on books since last week

September- have a couple of strong tentatives: Conagra and Kiewit

New sales manager Kathryn is taking over Ashley’s old accounts and some of Wendy’s

Need to work on adding more group sales and focusing on transient and negotiated over wholesale

Future Pace:

July: remained about the same; 5/7; index of 71%

August: doubled index to 87%; 5/7

September: looks good overall; 3/7; not a lot on the books yet though

No big changes in the Forecast

Middle two weeks of August are busy, but the first and last week don’t have much going on in them.

Put a two night minimum restriction on the nights of August 12th, 13th, and 19th

Ideas for a Labor Day promo? That Thursday through Monday; (possible chophouse gift certificates and/or bottles of wine)

River city Round up is coming up on Sept 24th- possible package around then to boost sales

Idea of Charity Benefit possibly- (Ronald McDonald House)
